Repair or replace? 7 signs your South Florida roof is done

How to tell whether a targeted repair will buy you years — or you're throwing money at a roof that needs replacing in the Florida climate.

A good repair can add years to a healthy roof. But there’s a point where every patch is just delaying the inevitable — and spending money you’ll spend again. Here’s how we tell the difference in South Florida.

Lean toward repair when…

The damage is localized and recent: a few wind-lifted shingles, a handful of slipped tiles, a single flashing leak around a vent or skylight. If the rest of the roof is sound and not near the end of its life, a targeted repair is the smart, economical call.

Lean toward replacement when you see…

  1. Age past the system’s lifespan. Shingle roofs in the Florida sun often fade by 15–20 years; tile and metal last far longer. A roof at the end of its rated life rarely justifies repeated repairs.
  2. Widespread granule loss. Bald patches and granules in the gutters mean the shingle’s UV protection is gone — the whole field is aging at once.
  3. Multiple, recurring leaks. One leak is a repair. Leaks in several spots usually mean the underlayment has failed.
  4. Sagging or soft decking. A dip in the roofline or spongy spots point to water-damaged wood underneath — a structural issue, not a surface one.
  5. Cracked or slipping tiles across the roof. Scattered failures signal the underlayment beneath the tile (the real waterproofing) is at end of life.
  6. Daylight or moisture in the attic. Light through the deck, damp insulation, or musty smells mean water is already getting in.
  7. You’re fighting your insurance over an old roof. Florida insurers increasingly refuse to renew older roofs. A replacement can keep you insurable — and earn wind-mitigation credits.

The honest test

If a repair costs a meaningful share of a replacement and the roof is past two-thirds of its life, replacement is usually the better dollar. Below that, repair and reassess.
