Why flat roofs fail early here
- UV breakdown. Constant sun bakes membranes and dries out seams.
- Ponding water. Poor drainage leaves standing water that finds every weak seam.
- Wind uplift. In an HVHZ, attachment and edge metal matter as much as the membrane itself.
- Foot traffic. HVAC servicing and roof access wear paths into an unprotected membrane.
The systems that hold up
- TPO (thermoplastic). A reflective white membrane that bounces heat and lowers cooling bills — the popular choice for Miami commercial roofs. Heat-welded seams are strong and long-lasting.
- Modified bitumen. A tough, multi-ply asphalt system that handles foot traffic well — a solid pick for roofs with frequent access.
- Built-up / coatings. For some existing roofs, a silicone or acrylic coating system can restore waterproofing and reflectivity at a lower cost than a full tear-off — when the substrate is still sound.
What drives the budget
- Square footage, measured in roofing “squares” (100 sq ft each).
- Tear-off vs. recover. Removing old layers and repairing wet insulation adds cost — but recovering a failed roof just buries the problem.
- Insulation and tapered systems. Adding slope to kill ponding is an investment that pays back in lifespan.
- Edge metal, flashings and penetrations. HVAC curbs, drains and parapet walls are where most commercial leaks start — and where good detailing earns its keep.
The reflectivity dividend
A white TPO or coated roof can noticeably cut cooling costs on a Miami building — the savings offset part of the project over its life, on top of the leak protection.
